Low Ground, High Water Table
A drain field needs enough unsaturated soil beneath it to treat wastewater before it reaches groundwater. On low land near the black dirt fields, the water table can come up high in wet seasons, and that limits what a conventional field can do. When systems are replaced in these areas, designs sometimes call for raising the absorption area or using an engineered approach. That raises the cost, so it's worth knowing before you buy or plan.
Homes on higher ground in and around the village usually have more conventional conditions, but older systems still benefit from a check, especially on properties that changed hands without an inspection.
